Homestead Assessment Cap Calculator (Florida & Texas)

In Florida and Texas, once your home has a homestead exemption, the law limits how fast its assessed (taxable) value can rise each year, even when market values jump. This calculator shows how that gap can grow and what it might save. Estimate only; your property appraiser or appraisal district sets the real values.

How the caps work

Florida: Save Our Homes

Starting the year after you first get the homestead exemption, your assessed value can't go up by more than 3% or the change in the Consumer Price Index (CPI) for the prior year, whichever is lower. The assessed value can never be higher than market (just) value, and it can still rise a little when market value falls, until the two meet. The cap is set each year by the Florida Department of Revenue. Recent caps: 2026: 2.7%, 2025: 2.9%, 2024: 3.0%, 2023: 3.0%, 2022: 3.0%. Future caps aren't known yet, so the calculator uses the cap you enter (2.7%, the 2026 cap, by default) for every year; the law never lets it go above 3%.

Texas: 10% homestead cap

Starting January 1 of the tax year after you first qualify for the residence homestead exemption, your home's appraised value can't rise more than 10% a year, plus the value of any new improvements (such as an addition), and never above market value. Repairs and ordinary maintenance don't count as new improvements. The cap ends when neither the owner nor the owner's spouse or surviving spouse qualifies any more. The calculator doesn't include new improvements.

What the calculator assumes

How much can my Florida assessed value go up each year?

After your first homestead year, by no more than 3% or the prior year's CPI change, whichever is lower. The Florida Department of Revenue set the 2026 cap at 2.7%.

How much can my Texas homestead appraisal go up each year?

No more than 10% a year plus the value of new improvements, starting the tax year after you first qualify for the homestead exemption, and never above market value.

Does the cap lower my tax rate?

No. It limits the value your taxes are based on. Your tax rate is set by local taxing units and can change every year.

Do I need to apply for the cap?

The cap comes with the homestead exemption. File your homestead exemption by your state's deadline; there's no separate application for the cap itself.
