SALT Deduction Calculator 2026: Property Tax and the $40,400 Cap
See how much of your property tax and state income or sales tax you can deduct on your 2026 federal return under the SALT cap. Everything runs in your browser and nothing is sent or saved.
How we calculate
- Cap: $40,400 for tax year 2026.
- If modified adjusted gross income is over $505,000, the cap drops by 30% of the amount over $505,000, but never below $10,000.
- Deductible SALT is the smaller of the cap and the taxes you entered (property tax plus income or sales tax).
- Itemizing helps only if deductible SALT plus your other itemized deductions is more than your 2026 standard deduction: $16,100 single, $32,200 married filing jointly, $24,150 head of household.

Married filing separately: the IRS limit is $20,200, reduced above $252,500 of income but not below $5,000; this tool does not model that phase-down, so use the Schedule A instructions. Not modeled: the extra limit on itemized deductions in the 37% bracket, the senior deduction, and state tax returns.
Lower the property tax itself: see if you qualify for a homestead exemption in your state, estimate it with the homestead savings estimator, check filing deadlines, and see if your assessment is too high.

What is the SALT deduction limit for 2026?
For tax year 2026 (returns filed in 2027) the limit on the federal deduction for state and local income, sales and property taxes is $40,400, or $20,200 if married filing separately, according to the IRS.
Does the SALT cap go down at higher incomes?
Yes. If modified adjusted gross income is over $505,000 ($252,500 if married filing separately), the limit is reduced, but not below $10,000 ($5,000 if married filing separately). The reduction is 30% of the income above the threshold.
Does my homestead exemption change my SALT deduction?
Indirectly. A homestead exemption lowers the property tax you pay, and you can only deduct property tax you actually paid. If you are under the cap, a lower tax bill also means a smaller deduction, but you still keep most of the savings.
Do I get the SALT deduction if I take the standard deduction?
No. The SALT deduction only applies if you itemize on Schedule A. It helps only when your total itemized deductions are larger than your standard deduction.
